What asphalt sealcoating involves

Asphalt fails from the top down. Sun oxidizes the binder that holds the mix together, the surface goes from black to gray, and it opens up. Once water gets into those openings and down to the base, freeze-thaw and traffic do the rest.

Sealcoating puts a protective layer back over the surface so UV and water stay out. It is maintenance, not a repair — it will not fix a failed base — but on pavement that is still structurally sound, it is the cheapest thing you can do to protect what you already paid for. We sealcoat driveways, parking lots, and private drives across Metro Atlanta, and we crack-fill first so the sealer is not bridging open joints.

Benefits

  • Blocks UV oxidation that dries out the asphalt binder
  • Keeps water out of the surface and away from the base
  • Resists fuel and oil spotting in parking areas
  • Restores a clean black surface and makes striping pop
  • Far less expensive than resurfacing or replacing

Typical project process

  1. 01

    Inspection

We check whether the pavement is a sealcoating candidate or whether it needs repair first. Sealer over a failed base is wasted money.

  2. 02

    Written estimate

Scope covering cleaning, crack filling, number of coats, and any patching.

  3. 03

    Cleaning and prep

The surface is cleaned of dirt and loose material, and oil spots are treated so the sealer bonds.

  4. 04

    Crack filling

Open cracks are filled so water has no path into the base before the sealer goes down.

  5. 05

    Sealer application

Sealer is applied to the edges and open field at the specified coverage rate.

  6. 06

    Cure and reopen

The surface is kept closed while it cures, then reopened with care instructions.

Asphalt Sealcoating across Metro Atlanta

We provide asphalt sealcoating in the City of Atlanta and throughout the surrounding metro area. Georgia's red clay subgrade, heavy summer downpours, and long stretches of direct sun all shape how a surface is built here — which is why we start with drainage and base rather than with the finished surface.

Asphalt Sealcoating FAQs

›How often should asphalt be sealcoated?

It depends on sun exposure, traffic, and the condition of the surface. Pavement in full sun with heavy traffic needs it more often than a shaded, lightly used drive. We tell you what your surface actually needs when we look at it.

›Will sealcoating fix cracks and potholes?

No. Sealcoating is a protective coating, not a structural repair. Cracks get filled and potholes get patched before sealing — sealer alone will not hold a failing surface together.

›How long does the surface stay closed?

Sealer needs to cure before traffic. We give you the specific window for your job based on the product and the weather that week.

›Can you sealcoat in any weather?

No. Sealcoating needs dry pavement and the right temperature range, so Georgia rain and cold snaps affect scheduling. We schedule around the forecast rather than rushing a coat that will not cure.
